Overall it had a good ambience, staff were nice & neat though it feels like they were over worked at some point. I love that i can see the kitchen. They clean thoroughly after each customer making the desk conducive for the next person. Pancake was super nice. The British breakfast was good.

Visited my brother in Leamington today and we’re always down for a nice brunch!
First offs, the coffees were really nice. Tried the latte and the mocha and both were a nice wake-me-up! ☕️
Secondly, for the food:
the BEST was their garlic mushroom dip dish with sourdough (so so hearty), the smashed avocado toast was yum, and their Benedict and salmon 🍣 was nice too. i was really excited for their french toast and although the vanilla mascarpone and berry was nice, the bread was really dry for me. However, apparently it isn’t always like this so might be worth checking out. The hash brown dish with chipotle mayo was nice too!
Nice spot for a brunch. Baked goods were divine and very generously proportioned - a pleasant surprise in an era of shrinkflation! Full English breakfast was reasonable, but the sausage was a little cremated and the bacon tougher than I'd have liked but the toast was spectacular so this was some compensation.
Lovely atmosphere with lots of tropical plants.
Loved the egg Benedict - the Hollandaise sauce was made well. Enjoyed the salted beef slices as a substitute for ham.
Note: The garlic, mushroom & spinach dish is on the saltier side (for me at least). It definitely needs more sourdough bread to go with the sauce. We’ve also asked for the “treacle cured bacon” as the menu offered as an add-on. But the bacon addition compounded the saltiness which definitely over-powered the dish.

Expect to pay £10-ish for any food and drink on top. Staff is very friendly.
There's 4 tables outside the give directly on the street but it is extremely quiet so still a nice place to be on a warm day.
Only downside, the music is very loud inside making conversations just slightly uncomfortable and as it's a converted warehouse it can get hot inside.
Still definitely recommend this place for breakfast, the food makes up for anything bad about it 😁
This place is a little off the beaten track and not somewhere you would just stumble across, but worth seeking out and close to the centre of Leamington. We visited around Sunday lunchtime and it was very busy, but we were greeted warmly by staff and offered a table. The building is spacious and airy, with cool vibes. We saw lots of families with younger children visiting, definitely family friendly and plenty of space for push chairs, etc to be stowed. We were asked about dietary requirements and allergies, and whilst we didn't have any I am sure they would be able to advise if this were the case. Breakfast and brunch appear to be offered all day, and we sampled both at around 2:30 in the afternoon. Produce is high quality from a local butcher. We were warned they were busy and it may take 30 mins for food, but it arrived much quicker and we were happy to enjoy the excellent coffee while we waited. Alternative milks were available. The food was well presented,hot, fresh and delicious. Servers were attentive and checked in on us to make sure everything was ok. We asked for some extra syrup with the pancake stack and they were happy to bring us soon. For the quality of offer the prices were good value. We will definitely go back to try some of the lunch options which come with fries. Overall great quality, chilled atmosphere and friendly prompt service.
Lovely brunch, with various options to choose from. My pretzel bagel was really good, and very filling. Pancakes were also fluffy and tasty. Just wished they started serving matcha latte and it wasn't so loud in there.
I honestly think this is the best breakfast in town. I keep going back for another one! It’s slightly different to your usual fry up, it’s done their way and I really enjoy it because of that. I Judge a brekkie by the quality of the sausage and hash browns. The sausages are superb and the hash browns here are like little pieces of heaven, they’re divine!!
Went for breakfast with a big group of friends on a Sun morning and it was rather busy!
We all enjoyed how spacious the place is and how good coffee and breakfasts are.
It is quite warm inside - we were lucky it wasn’t a warm day. I hope there are fans/air conditioning for warmer days, as ventilation could make a difference.
Also, I found prices for breakfast options on the high end compared to some other places, and there were big portions with no option to get a smaller breakfast or build my own, hence four stars.
Went two weekends in a row as the French toast and sourdough was to die for and I was craving it again after the first time!! Great coffee too. Lots of space for pram, very family and baby friendly, felt comfortable breastfeeding baby here. Fast service for food and drinks, so yummy and irresistible bread to take home at the end. Will be returning
Made a day out of it to visit Leamington Spa from Gloucester and was worth it. Jephson Gardens was lovely, and the breakfast/brunch at Steamhouse Depot was amazing. (Plus the blueberry donut we took home to eat later was possibly the best donut I've ever had). Will definitely go back!
What a lovely brunch spot! Top notch service from all the staff, they were all incredibly friendly, the food was incredible, spoilt for choice by the varied offering. It's dog friendly too so next time I will bring the pooch along.
Always had a positive experience here, the food and drinks are delicious. Staff are friendly and the atmosphere is great.
Tips:
Make sure you book a table, especially at the weekend.
Beware that you may be sharing a long table with others. This doesn't bother us but could bother some!

It gets really quite warm in here when it's sunny out! See if you can book or request a table outside, or dress appropriately to for sweltering heat!
It's a little bit on the pricey side, but is a nice treat for us!

Great Gluten free options and just a shame that the menu was scribbled with biro pen to show what was gluten free, however regards of this the food was outstanding and all service was with a great smile from all members of staff.
I would strongly recommend booking a table prior to visiting especially if it is a Sunday service.

Loved this place staff were lovely ordered 2 eggs (asked for runny) on ciabbatta toast but the eggs weren't runny and the toast was too hard on crust. Otherwise, still tasted nice 👌

Really like the feel of the place . Industrial surroundings that could be in a back street of london or Birmingham. Minimalist but not in a bad way .

Coffee was average price for town and tasted nice. Menu not the cheapest but looks like using quality produce.
Another great place on our door step in Leamington. Will be trying out a few items from that menu
